What is PERFORM?
PERFORM is designed to help organizations manage and enhance sustainability across their real estate portfolios. It enables organizations to set goals, measure progress against defined targets, as well as receive third-party verification from GBCI for achieving milestones and demonstrating improvement. The program supports a range of portfolio-level performance metrics across the following categories: emissions, energy, water, waste, health, resilience, biodiversity, and social impact.

Who can use PERFORM?
The program is available to any organization with operational real estate assets. This can be a non-profit entity, a government agency, a listed or unlisted company, a fund, a direct investment portfolio, a joint venture, a special purpose vehicle, or similar. To participate in the program, the organization must meet the following requirements.
- Own, manage, or control the real-estate assets in the defined portfolio.
- Must have more than one property in the portfolio.

What guidance and platform are available to support PERFORM portfolios?
The PERFORM Program Guide outlines the eligibility requirements, portfolio definition and scope, and the various stages of the engagement process from enrolling the portfolio, setting performance goals, tracking progress, and submitting for verification.
The PERFORM Performance Metrics defines the verification scope, performance metrics, and evidence that needs to be provided for each performance metric.

What does PERFORM verify?
PERFORM verification provides third-party verification that the portfolio has met one or more performance metrics that were determined by the project team.
How is PERFORM different from LEED?
As a low-barrier-to-entry program, PERFORM is designed to verify the operational performance of real estate portfolios against targets set by the owners of these portfolios. In contrast, the LEED for Building Design + Construction (BD+C), LEED for Interior Design + Construction (ID+C), and LEED for Operations and Maintenance (O+M) Rating Systems are designed to evaluate individual buildings and spaces against a common set of prerequisites and performance thresholds to arrive at a LEED certification level.
If I achieve PERFORM verification, does that help my buildings to get closer to achieving LEED certification?
Yes. PERFORM’s performance metrics and technical requirements are aligned with industry standards, including LEED. Therefore, evaluating your portfolio with PERFORM can help you prepare the buildings or spaces that comprise it for LEED Operations and Maintenance (O+M).
